Summary/Abstract: The value of the historic properties determines not only their material value, but also a historical, a scientific or an artistic value. This combined with their wide diversity of genre and quality about the specifics of this segment real estate valuation. This translates into a requirement for the appraiser specialist knowledge and its individual approach and special care in the selection and implementation of the evaluation procedures. The article analyses the legal and methodological valuation of a historical properties, as well as discuss the characteristics and factors affecting their value. The analysis showed that the existing Polish legislation and methodological guidelines require urgent changes and additions. In the area of legislation, there is no indication of the factors to be taken into account when determining the value of the property listed in the register of monuments using a mixed approach and costs approach. No indication principles of the valuation of the historic properties not entered into the register of monuments. Also, there is no conclusive explanation how the valuer should take into account in the valuation of intangible characteristics affecting the value of these properties.
