Summary/Abstract: The economic crisis caused by Covid-19, after the declaration of the state of emergency in Spain, has caused financial difficulties for many families to be able to pay their mortgage loans. This paper focuses on mortgage loans to purchase a home. Some decree-laws of the Spanish Government have regulated two types of moratorium: a legal moratorium on the payment of principal and interest, applicable to economically vulnerable debtors; and a conventional moratorium applicable to all types of debtors, which allows them to extend the payment term of the loan or to redistribute the amounts in a different way from that initially agreed. This paper deals in a special way with the problems of application in time of the approved laws.
