Summary/Abstract: Long-term contractual relationships, such as those generated by lease contacts, often struggle with the problems inherent in the erosion of time, being poorly adaptable to potential vicissitudes and setbacks that may affect the parties. The Covid-19 pandemic and the subsequent worldwide lockdown created an extraordinary tension over countless contracts, and tenancy was not an exception. The special connection of the lease contract to the family home and its importance for the stability of the family itself, as well as the relevance of the lease as a company’s asset, demanded the intervention of the Portuguese legislator through the approval of exceptional and temporary legislation in response to the pandemic situation, in addition to the remedies provided, in general, in the civil law for extraordinary situations. This text is about both, describing the legal framework foreseen in Portugal to respond to the rental crisis in Covid-19 times.
