Summary/Abstract: The contemporary approach to creating the residential function is confronted with the trend of increasing the volume of buildings and expectations regarding the future urban environment focused on sustainable development. This paper pre- sents an overview of the residential structure in the context of defined thematic scopes. Namely, it is a systemic approach to the problem of designing mixed-use buildings which create a modern residential structure in developing urban centres. The creation of smart cities from existing urban areas and newly designed centres involves comprehensively defined design guidelines. The key is the integrity and interoperability of the dynamic structure which can serve as a basis for developing new systems and/or improving the existing ones. The developed model structure for creating and maintaining the system is based on a genetic algorithm and is presented in the form of a neural network that involves the use of artificial intelligence (AI). The specific structure is intended as a tool to support supervision and decision-making in the process of designing and managing contemporary mixed-use buildings in their newly planned surroundings.
