Summary/Abstract: Given the priority status of ensuring universal access to decent and affordable housing at the EUlevel, the EU legislator has highlighted the need for harmonization in the collection of data on short-term rentals of residential units through sharing economy platforms. The dynamic growth ofplatform tourism, observed across the EU in recent years, justifi es the need for the introductionof EU Regulation 2024/1028 on Short-Term Rentals (STR), which imposes on collaborative eco-nomy platforms that operate on the short-term property rental market, the obligation to providerelevant authorities with data on landlords and units associated with the services provided. Thearticle discusses the EU housing context, the development of the short-term rental market forresidential units through collaborative economy platforms, and analyzes the correlation betweenthe increase in the number of platform tourism-type accommodations and rental rates, propertyprices, and overcrowding rates. The analysis revealed the lack of data availability, which furtherjustifi es the introduction of the solution proposed in the STR Regulation. Furthermore, it was con-fi rmed that the increase in the scale of short-term residential rentals within the EU necessitatesthe collection of data in this area, in order to enable effective assessment of the impact of platformtourism on local housing markets and to develop appropriate regulations.
