Taxonomic and econometric methods in individual real estate evaluation

Summary/Abstract: The main aim of the article is to propose a procedure of real estate evaluation that encompasses both econometric and taxonomic approach. The described procedure consists of two stages. In the first, real estates are classified with respect to their attractive-ness by means of synthetic measure of development (taxonomic measure). In the next stage econometric model is estimated with a price as a dependent variable and synthetic measure of development as an independent variable. In the empirical example such a model was used in the evaluation of chosen land properties in Szczecin. Results were compared with those that were obtained by professional appraisers.
