Summary/Abstract: In this article we shall focus on the multiple factors responsible for the existing situation of the housing plan in Romanian urban areas and the influences on the real estate market. We will attempt to emphasize the biunivocal correspondence between the indigenous urban habitat and the types of social relationships developed, as well as to identify the manner in which the developers have adjusted to the local customs. As any totalitarian system, the communism constantly strived to destroy the real foundation of social cohesion. In this respect, one of the reasons for their almost complete success in Romania was the politics of the living spaces especially in the urban area, on the background of the village – city – village migration phenomenon that characterized the Romanian territory.
