Summary/Abstract: The historical nucleus of Kotor, hereinafter HNK, in the last half century has passed various stages of development. This paper examines the socio-demographic and functional changes, i.e. the transformation HNK from primary to secondary housing. This process of functional changes is accompanied by demographic changes. For a long time, from 1948 to 1991, the demographic development of the historic center of Kotor is relatively stable developed. After 1991, especially after 2003, there have been significant changes in the demographic development HNK. Demographic development has stagnated, and the number of weekend apartments has increased. In recent years there has been a significant impact on tourism exploitation of flats where some weekend flats converted for tourism accommodation. Today, the historical nucleus has almost an equal number of residential flats and cottage flats, where every tenth is renovated for tourist accommodation. In parallel, the migration processes have deepened and HNK moved from immigration phase to phase of emigration that is finally resulted with continuous population decline.
