Summary/Abstract: Current land use almost always constitutes a compromise between social, economic, spatial, and environmental needs. The objective of the study was the quantitative and qualitative presentation of land excluded from agricultural and forest production over the last decade in the Mazowieckie Voivodship, and the analysis of usefulness of land for building development based on the example of selected areas located in the Metropolitan Area of Warsaw. The research applied data concerning soil quality, the land and building register, and orthophotomap. It considered the procedure of exclusion of land from production resulting from the act on the protection of arable and forest land, land moisture and bearing capacity of soils, ownership structure, and shape of registered plots. The research shows that obtaining land for building development should be supported by analyses evaluating predispositions of land, and very often regulation of ownership relations.
