Summary/Abstract: Closed Real Estate Investment Funds in Poland were created as a source of reliable and safe investments. Unfortunately, due to unfavorable factors having a direct impact on profits plans have failed. Created in Most Closed Real Estate Investment Funds operating in the years 2004–2016 unfortunately showed losses. The reason was bad investment decisions, wrong assumptions and wrong predictions of fund managers. Reported losses in the years 2004–2016 have a negative impact on the creation of new, better-managed and properly secured Closed Real Estate Investment Funds.
