Summary/Abstract: Housing development over the last decades has undergone a huge change which goal was improvement a quality of life of the residents of the housing estates. The article presents contemporary tendencies referring to shaping new housing estates based on examples from European countries (Ireland, Germany, Spain), Poland (Katowice, Kraków, Warsaw) and various districts of Lodz. The author’s goal is to show common features that are currently used to achieve the best visual and social effects. The presented research based on the offers of developers and inventory (on Lodz examples) show the most frequently used solutions. Analysis based on three groups of features allows for a broad view, and also reduces the risk of omitting important facts about housing estates.
