Summary/Abstract: Urban transformation studies are not ne in Turkey. “From Squatter To n to Contemporary Housing Project” (GEÇAK), which started to be implemented in 1990 in Ankara is the first urban transformation project in Turkey. The “Contemporary Housing Project” aims to convert the squatter to ns into neighborhoods by building decent houses and granting normal households to squatter house owners in that area. Squatter house ownership should be clearly distinguished from a legal land ownership; squatter houses are built on government land illegally, which are later recognized by the government with Law and they became granted property “o ners”. This study aims to identify whether it belongs to the settlement area of the squatter house o ners. The data obtained from Çankaya Municipality, Directorate General of Land Registry and Cadastre and survey on the Project area in 1990 and 2012 are used in this study. Public property deeds information is used to determine if the squatter houses which were given to their owners between 1990-2012 still belong to their first owners and surveys were conducted to understand the motivations of the squatter house owners, whether if they stayed or if they left the project area. Information about land ownership in Project area and the results of the survey are evaluated for conclusion, There were 244 squatter house owners living in the project area in 1990. 22 years later, in 2012, results show 80% of the squatter house owners have sold the government-granted new households and moved to other parts of Ankara. Remaining 20% of the house owners have decided to keep the new real estate and continue to live in the project area. The result of the study has two trials. Firstly, they have moved away from the Project area where they are accustomed, socially or economically. Secondly, because of the squatter house owners are not real owners of an area and their purpose of settlement in that area is to be affordable and economical; we cannot mention about sense of belonging, it can be said that the reason of settlement and to move other place is usually economic based.
