Summary/Abstract: The specificity of the real estate market entails a number of consequences for its analysts. Observations transaction prices, as statistical variables, are made in a non-standard way. In the classical sense, every period or specific moments, is assigned to one object, one observation of the variable under consideration. This is not possible for the real estate market, because the transactions relate to various objects and are held irregularly (accidently). This makes it necessary to adapt the traditional methods of studying the dynamics of economic phenomena to real estate market conditions. The aim of the article is to present the adaptation of the classic statistical methods to study dynamics of the real estate market conditions and use them to designate the property price indices on the example of the three sub-segments of the Szczecin housing market.
