Management of real estate residential communities with the participation of municipalities on the example of Olsztyn

Summary/Abstract: The article presents issues related to the management of properties of homeowner associations co-owned by a municipality. An attempt was made at the discrimination of associations managed by municipality commercial companies into homogenous groups, based on variables adopted for the purposes of the study, using six methods of discriminant analysis, in order to show the influence of a municipality’s share in the co-ownership on the management of properties of homeowner associations. The results obtained lead to a conclusion that a municipality’s share in shared areas has no impact on the way of managing such shared areas.
