Forecasting prices on residential real estate local markets based on area-time analogies

Summary/Abstract: The paper addresses the issues of short-term forecasting on residential real estate local markets. The possibility of forecasting an average price of 1 square metre based on area- time analogy in 6 cities was examined. The study presented in the paper is the continuation of previous studies which showed a similarity in the behavior of prices on the local housing markets (with a time lag). In this paper we have shown that the predictions using analogue methods based on area-time analogies have good accuracy and therefore, their use in real estate markets is justified.
