Summary/Abstract: The purpose of the article is determining impact of selected factors on the hotel rooms prices in the biggest Polish cities. The data used for the study is derived from the Booking.com website. The study was conducted on 30th June 2017, it concerned the prices of double rooms in period between 19th to 26th August 2017. Consecutive methods were applied for price analysis: structure of cross-sectional data analysis, correlation analysis and simple econometrics’ modeling. The double room price was assumed as endogenous variable, while: hotel category, distance to the town center, breakfast included in price, possibility of free cancellation and the rating of the hotel by the Booking.com customers were established as exogenous variables. Hotel room prices were analyzed due to categories and the vernacular city. Pearson’s linear correlation coefficients were calculated for price correlation and chosen determinants. Afterwards, a model describing the dependence of prices on the analyzed factors, was estimated by the least squares method. As a result, the average room price variation among Polish hotel rooms was estimated. The analyzed price determinants met requirements of statistical significance for all examined objects, however not all of them were statistically significant in individual cities. Estimated least squares method and econometric model allowed to determine the positive relationship between hotel room prices and: hotel category, consumer rating presence of breakfast in hotel’s offer and negative dependence on the distance from the city center.
