Summary/Abstract: With the development of tourism at an attractive tourist destination, there emerge second homes of greater or smaller proportions. Second homes are increasingly common in West-European countries and the neighboring Croatia, but the development of second homes is also apparent in attractive mountainous and seaside areas in Bosnia and Herzegovina. The emergence of second homes in BiH has not been scientifically researched so far; rather more attention has been devoted to researching the development of tourism. The basic purpose and aim of this paper is to point to the need of researching second homes, and to find out the impacts of second homes on landscape and society. Different concepts of impacts and development of second homes in West-European countries, Croatia and BiH are compared. The specific aspects of second homes have been researched and analyzed. It is also necessary to research and explain the role and impacts of second homes from the ecological, economic, geographic, sociological and space planning aspect at the local level. The development and impact of second homes in the Kupres Municipality have been analyzed. The research was based on the analysis of various scientific and expert researches of the second home phenomenon with the aim of explaining and defining the second home phenomenon. Sustainable economic development is necessary in order to avoid the saturation and devastation of ecologically sensitive attractive mountainous, coastal, karstic or some other area where tourism and second homes are developing.
