A large seaport is currently a socio-economic space with a multifaceted impact on the environment that combines mutually overlapping, dependent and related objective and spatial functions related to trade and movement of people. According to F. Perroux, unevenness of economic growth, both in spatial andsectoral layout, is a factor of economic risk for entities operating in a given sector and ina given area. In the research process, it was shown that simultaneous implementation at the seaport of processes within the following functions: transport, commercial, industrialand logistic-distribution is the basis their long-term development. This is due to the implementation of the indicated processes for enterprises and organizations operatingin various sectors of the economy, where development in these sectors is uneven andsubject to business cycles. Implementation by the seaport of the analysed range of objective functions implies to the development of spatial functions of the seaport affecting the development of port cities and regions close to the port. As a result, the seaport becomesa regional growth pole. Feedback is created. The seaport affects the development of the city and the region. The city and the region influence the development of the seaport.
