Summary/Abstract: The economic awareness of Poles is currently relatively low. This often means economic exclusion that results from falling into a vicious circle of debt and, therefore, the use of financial products that are toxic to the borrower and may eventually lead to loss of the entire life acquis. The aim of this study is to identify how the effects of low economic awareness can interact when concluding private mortgage loans. The product is of a very high risk, offered primarily to people with low economic awareness, and ultimately is focused on getting the right to the property that is collateral for the loan. Analysis of cases is primarily designed to identify mechanisms of threats, which may constitute the basis for determining the mechanisms to counter the phenomenon. The hypothesis for this article is the claim that the problem of toxic financial instruments is primarily connected with the low level of economic knowledge of Poles, which in turn translates into the risk of unfavorable agreements presented in this article. Article is intended to not only analyze the phenomenon, but also to identify ways to counteract it.
