Summary/Abstract: Hassan Sara is a coastal village of Caspian Sea. Mass Tourism has the largest portion of tourism in this Village. Mass tourism has a variety of its positive and negative impacts on the host community. According to the extracted stats from questionnaire and conducted interviews, the negative impacts of mass tourism on rural community are more than its positive ones. The main purpose of tour-ism(reduction of disadvantage and reinforcement of advantages of mass tourism) can be achieved by providing a comprehensive and long-term planning based on sustainable tourism development method. In Hassan Sara case some advices are prepared to reach the sustainable tourism develop-ment purpose. These advices are as follows: Public-Private partnership in rural tourism activities, Encouragement of innovation and diversification in rural product and services, Using the marketing methods, Training.
