Summary/Abstract: The article presents an attempt to verify a hypothesis of the influence of the characteristics of local markets on a choice of markets in the process of estimating the value of real estate when there is an insufficient number of transactions for the estimation process in a single municipality. As a result, there were distinguished the characteristics of local markets (municipalities) which were an indication to expand the search area of transactions in the process of valuation of a real estate of other function than the residential one. The study used discriminant analysis, which helped to distinguish variables that discriminate groups of municipalities through the analysis of a few of their features at the same time.
