Transaction prices changes analysis of undeveloped properties in the municipality of Września in the years 2002-2009

Summary/Abstract: The purpose of the present thesis is the analysis of a real estate market in the municipality of Września in the years 2002‒2009, focusing on transaction prices of undeveloped properties. The thesis indicates influence of assignment, population density, and the area of property on land transaction prices. Numerous data obtained from the Land and Property Register and the Centre of Geodetic and Cartographical Documentation in Września were used in the thesis. The data underwent a two-dimensional analysis: spatial analysis in MapInfo application and statistical analysis in MS Excel. Furthermore, an econometric model, predicting average transaction prices, including assignment in planning documents, was constructed.
