Summary/Abstract: The noise occurring in the environment should be a factor to be taken into account in investing in the urban space, especially in residential real estate, as it largely determines the level of life. In this paper we put forward the thesis on the negative impact of road traffic noise on the price of residential units located in an area of excess sound level, and at the same time attempt to answer the question: do investors take into account the ambient road traffic noise level when making an investment decision? Verification of this thesis was carried out on a selected area of Poland, based on the analysis of dwellings transactions, taking into account the noise level occurring there, as described in the acoustic strategic map. The paper analyzes the transaction data recorded on the downtown residential property market in Kalisz. Statistical analysis was used to assess the impact of noise on residential property prices. The results of the research show that noise is a significant feature for residential buyers.
