Summary/Abstract: A residential area represents a space for housing that occupies the largest expanse of the city, respectively, between 40 and 60% of its area, sometimes exceeding these values. The homes can be individualized according to their comfort, thus, houses located in the central areas of cities have a lower degree of comfort, followed by those with a medium degree of comfort and finally those with a high degree of comfort. The latter are called “luxury housing” affordable to people with high incomes. Luxury homes are mainly located at the periphery of cities, but also within the city, in places less noisy and away from the industrial area to be protected from pollution. In Pitesti city, the residential area occupies about 40% of the city area, representing the most developed functional area. The residential area has experienced various changes over time. The changes refer to architectural appearance, surface corresponding, the comfort of housing, type of housing and other issues. Development of the industrial activity in the city has positively influenced the construction of collective housing. After the year 2000, the collective housing construction declined due to the lack of public funds and the emergence of individual dwellings located in the peripheral area of the city.
