Summary/Abstract: The article presents the concept of residential green building and its significance for the Polish real estate market, with focus on Olsztyn’s residential real estate market. The aim of the study was to collect opinions from developers realizing housing investments in Olsztyn concerning sustainable residential construction. The results of the survey indicated that in Olsztyn developers show no interest in sustainable building. Meeting challenges posed by sustainable residential construction requires fundamental changes in the way of thinking on the part of all market participants.
